Bollineni Hillside Problems


Bollineni Hillside is a township proposed in 92 acres in Nookampalayam village, 5 km from Sholinganallur in Chennai. It is promoted by Bollineni Krishnaiah, a politician from Andra Pradesh. In the 92 acres, only 50% is getting constructed now. In this first half, known as phase I, about 1300 houses are planned. This land and building plans are said to have been owned by a famous Tamil film personality, who subsequently should have sold it to Krishnaiah’s company, known as BSCPL.



Back in 2009, BSCPL advertised that the township is situated adjacent to a crystal clear lake. They also promised to build 7-storied clubhouse with tennis court, half Olympic sized swimming pool and many other amenities, which would easily fill 7-8 lines. RO water was also promised.

The owners who bought their dwelling units allege that they are in a fix now. The builder delayed the delivery of flats and villas. In one example, a software engineer booked a flat in October 2009 and the builder promised to deliver it in December 2010. But his key was given to him only in February 2011. The residents allege that every individual has a story to share.  

The residents were hoping that the builder will honor his commitment one day. The clubhouse, which was advertised way back in 2009, had not taken any signs of coming up. The residents claims BSCPL had cheated them, by luring them with some false promise with something in 2009 while it was yet to be approved in 2013. The builder had advertised their ‘clubhouse’ as a prime facility for many months. After sufficient number of houses were sold, they stopped highlighting the clubhouse and continued to advertise ‘join and enjoy the luxury that 500 families already enjoy’.

The builder claims more than 500 residents started occupying their units. On top of failed deliverables and false promises, many of these 500 + residents are in a state of shock due to exorbitant maintenance bill that BSCPL started charging them. There are people who are charged Rs 5,000 as monthly maintenance – akin to paying rent for his own house. One residents has confirmed that his water bill alone is Rs 880 per month. (His canned water expenses are extra because of BSCPL’s cheated him by not building RO water plant)

The builder claims he is buying water in tanker lorries, despite Nookmpalayam area being surrounded by paddy fields and a hill. People allege BSCPL is using the water for its ensuing construction work. Some people have taken the matter to consumer court and one individual is said to have taken criminal case route for cheating. The court is understood to have asked the police to file FIR on the builder.

As a climax, on 20th April, a person responsible for recharging piped cooking gas at the Facility Management Office of the builder assaulted a resident breaking his nose and left arm. The resident received multiple fractures and recovering from the bone injury. This atrocious activity has angered many home owners at Bollineni Hillside.

To top up the prevailing dissatisfaction level with current customers and negative news floating around, few builders have come up with projects at Perumbakkam – just adjacent to Sholinganallur. Considerable units in Bolllineni Hillside are not sold and what is said to be 'phase II' of this proposed 92 acre township.

Now, you know why we see TV commercials for Bollineni Hillside showing up in Vijay TV for the past few days !!

Absolutely true. There are major problems in Sewage treatment Plant, Water Treatment Plant, Rain Water Harvesting etc. This is over and above the fact that much of the amenities promised in the agreement has not been provided till date. Bollineni is getting fully swamped by Tamil Nadu Slum clearance Board houses and people who paid crores to buy villas are in a state of shock.

If you are a house owner, i guess you are just a pessimist out to seek some sympathetic attention from a bunch of like minded pessimists. Get a life! Better still go and figure out how to motivate yourself to do more productive things in life :) Think back on your life and see if anything has ever made you happy. Be thankful for the little things in life that make this township a great place to live in and try to figure out ways to help improve on the deficiencies. You need to strive to make things better for yourself and the others - No point just cribbing on the builder not delivering to the promises once you have taken possession of it.

And of course, treat this more of as a mail to you and don't publish this comment.

Anonymous(posted at 12.36pm).. seriously you need to take a reality check unless someone is paying you to show off here.. I am sure you must have got your deal right or you don't stay in this Bollineni Hillside... Look at someone who put all the money they ever earned into buying a dream house only to realize that we are waking up not looking at some hill but Hindu cremation area.. I am sure you will be pretty optimistic .. When there is no gas on Friday in ur house with kids and some stupid rules say that you have to wait for Monday i am sure you can ask you kids to be optimistic I mean two days of hunger surly wont kill someone will it?? Water contamination to maintenance bill of 9,000 per month??? Seriously you need to look at your mirror and see what went wrong with u.... Kiddos Kuppusamy.. very well written article

I would like to add the pain I am going through. After having booked a unit and paid for it, BSCPL are now harassing on claiming penalty charges on delay with some of the payments I had made 2-3 years back, while they are not ready to admit delays on their side!

The maintenance charges are ridiculous, anything and everything is charged back including toiletries and stationary used by BSCPL.

BSCPL are out to loot the residents, please beware!

To add to the woes, Here is a complaint registered by a owner resident

People who have been living in Bollieneni for sometime this is a KNOWN ISSUE WITH NO RESOLUTION - I think all will welcome if there is solution)

This morning the shower partition in one of our toilet was broken into pieces when sliding panel was not even moved and it was just held by the handle by the supporting staff working in my house - the falling glass pieces caused a deep cut in the hand and few other minor cuts in hand and leg.

It was very frightening and lady injured was in deep shock (We too) and blood dropping out from her hand&leg, with broken glasses it was bit of difficult to react to get a first aid at the situation. Since it was Sunday there were no doctors to reach nearby in the morning.
First aid was provided then, luckily the person in the Bollineni Sivamani medicals helped with TT injection.

however BSCPL staff helped to clear the broken glass.

This was the 2nd time the shower partition got broken in my house - COUNT 2

MY PERSONAL VIEWS:
- Shower partitions are not safe enough - IT IS SIMPLY DANGEROUS WHEN THINGS GO WRONG. There can be numerous instructions written down and pasted and followed - but I don't see this can be avoided.

Things become even worse and staying experience will be a nightmare when happens when you have GUEST, ELDERLY PERSON, KIDS goes on...

I am planning to remove all the glasses from all the bathrooms (DON'T want the luxury at cost of SAFETY) - but I am not going to hand over the glasses to BSCPL.

Fundamentally safety is compromised by BSCPL technical team who decided to go and keep going with the new residents. I am already tired with mails or follow ups with the handover and other issues. No demands to BSCPL with this mail on this subject.

SAFETY IS PRIMARY CONCERN - Pls make a note especially new family's entering to Bollineni.

While we can't complain about the roads,parks,school and the construction which is much appreciated.. there are number of issues and the attitude shown by the builder is not to any standard as they were showcasing in the brochure..
Right from the chinese fittings (Except the walls, lifts) all are chinese fittings which have started to rot. BSCPL has created a marvelous show piece for their Phase2. Big time deficiencies of RO water, Club house, stinking STP.
This would be a ghost town after 2 years as it would be swamped by the TNSCB tenements and hence they would not be able to sell the newer one.

This property Bollineni cannot be accessed even if it rains for a few hours. The roads are narrow and are full of pot holes. Local villagers have houses on either side of the road and access to the property is simply pathetic. This property is not worth a buy as there are lot of class projects else where in OMR.

Recently I came back to India. I wanted to settle down in Chennai, with hands full options and suggestions from people around I happened to visit Bollineni Hillside. I would say this is one of the best gated community I've visited so far. Very good amenities, Justified costing. 

I did hear a lot of negative comments from the people who already bought a property here and other people as well. But I would like to remind you people one thing here, there is no any other community in Chennai has successfully completed the projects or handed it over to the buyers like bollineni hillside. I don't want to be specific here,  you can see while you visit BH. Few other so called huge players' buildings are still sleeping with out completion. 
I bought a property here after a serious thoughts. Transit was an issue before 3 years, now they have started laying cement roads. Maybe not yet laid it enough, I hope they will do it for sure. And life at bollineni is awesome, very good neighborhood. I was a little suspective about the promised amenities. I would say they gave me what they promised me. Gym is awesome, parks and jogging area is well lit and well maintained. 

I would really recommend this place. Worth each penny. There may be some issues, you need to be a little patient and optimistic. I believe they will do the needed soon.

And you get screwed up in the name of maintenance. The builder promised (not paid) Rs 5 towards rental compensation for delayed handover. But charging Rs 2.75/sqft as maintenance. No accounts nothing. you are taked for a ride. Get ready for Rs 4 and 5 in the future.

Bollineni Hillside is not a township at all. Roads inside the township are fully open to public. Locals use this as an highway. There is absolutely no security. Apartments are supposed to open with the access control but they are never functional. Lift doesnot have phone for emergency failure. A smaller builder would have a done a better job than BSCPL.

I am sure most of the problems here are legitimate and the attitude shown by the builder is very sad. They keep rushing us on the bookings without providing sufficient details. Phase-2 was initially quoted at 3495Rs/Sqft but later immediately updated to 3999/Sqft. Now when we were ready to pay a token amount and take the offer, he keeps saying the price will be revised and that the token amount may not stand !

This reflects the attitude !

Thanks, I was thinking to buy in Phase II, but the price is too high. I dont know on what basis they change fro 3500 to 4000 Rs per sq ft in matter of months, honestly it is not worth buying more than Rs.3500 per sq feet, as per current real estate market.

Also, I am told that they will not to any addtional work which they done on phase I, only wall to wall they charge this amount,

I do realistic check, already they have property in phase I which are unslold, and many ppl who bought neither getting rent nor able to sell their property.

There was a murder near the slumclearance board n it is abdolutely not a safe place to reside coz that is the main approach road....it is scary to come home aftr 7 pm
It ll b evn worse after the slum ppl occupy...I dud a wrng investment

You cannot spread the neagativity about bollineni hillside. Many people have invested in this area. Some issues will take long time to get finished. I have seen many apartments nothing is even comparable with this. I dont understand why dont you see positive assets. Where is safety on this earth dear. One has to ensure ones safety. One cannot stop the raising asset values on omr side.

It is a worst township with improper planning. The roads inside the apartments are always loaded with dirt and cow dung. The roads can be used by public and there is no meaning of township in here. Bollineni managements are just sucking out the money from the people similar to leeches sucking out blood!

I'm one of affected victim by purchasing a flat in Bollineni. All the products they have fitted for home all are china products. life is less than months U don't believe even the doors also china.
My experiences are

1. When getting cable connection I came to know that whatever the cable they used at home are very low quality

2. Doors Bathroom doors are not have life for 3 monts.

3. Main door for my neigbhour got cracked

4. Switches and main board box + switches quality is horrible.

5. Plug points are not supply power to charge phone and iron box etc.

6. Stopper whatever they put are damaged for all our flats in our block are damaged.

7. Even if you go and see the park u see the quality of items just see the park opposite to BVM global all are damaged due to heat

8. Street lights and Small park lights are always fall down(PARK 2). It is recently opened so u see the quality effect for play items after 6 monts

9. Lift daily will not work

10. Maintenance is totally too bad. They never use best floor cleaner if they mob the common area then u can't enter for 15 mins that place.

11. always septic tank water leaks out.

So Please don't see only outlook also please see the

This is our 5 month experience in bollineni

So Please dont choose Bollineni for your dream home then every day will be a horrible day to u

It is disheartening to see the current aituation in the bollineni and the.builder gives a damn abt it rather they r only keen in selling the new phase apt before the slum clearance housing board people occupy the flats..
Still it is scary to travel after 8 and the fact that these roads r not private is really annoying...initially I thought many may mot use ghis road but now that casa grande n 4000 slum clearance housing units it isnit going to safe or private residence...

In spite of handing over the required documents, BSCPL is charging for the piped gas at commercial rate instead of the subsidised rate. Do not buy a property from these thieves

Hi All, I dont know really , How many of you all posted here are the owners of Flats or villas .. Pls dont pass on negative comments of your own property. The same has been done by the DLF Owners and they are all struggling either to get tenants or selling the flats. These Negative comments are going to spoil the value of your own property, nothing else.

.BSCPL cleverly sells panchayt land to us
. No strong association for 1300 houses, corpus fund big question mark where it is going to
. 200 car parking constructed in UDS and sold for 1lack per car park area without know
.even though they tell parks and roads , all are public and slum clearance people started get into the parks


think 100 times , enquire to people living 1000 times then decide to buy

Dont buy property in Bollineni hillside..
Too much maint costs 4k for 2bhk.
I do not think they recycle the water which comes to flush tanks, you feel like are in a ditch near by when ever u use the flush.

If you have better options go for it. Even for rentals.
I see most of the people staying here are for BVM school or PSBB.

Parks are Ok and security is better to some extent.. But not worth..

Beware buyers. For Gods sake do not buy the advertised properties in BHS phase 2 or IRIS. Homes in cluster 1 to 13 were flooded upto 6 ft inside houses in the recent rains. The builder did not even show up.The drainage system is awful. Its all there for you to see in the township. Talk to any of the residents. They will have their woes to share with you. The builders are utterly unprofessional, unsympathetic and ruthless. Beware....dont nput good money into this hell hole. MAny houses in cluster 1 to 13 are abandoned. Just taka a walk and talk to residents. Friends......dont be conned. Dont ever come here.

Don't buy .....the township got flooded badly in the recent rains. Check with the residents of block 1 to 13 and hear their countless woes. Don't put your money down the drain. AVOID this unscrupulous builder

A recurring thing I have noticed is the flooding that occurs every year....Forget the 2015 torrential rains...even the regular rainy season brings 2 feet of water...the villas are the worst affected as they are directly at ground level...The Builder probably beleived that water will move up or the villas will magically raise 2-3 feet above ground during rains...shoddy planning and execution... And to think that the builders are charging 20% and higher premium for this marvel if engineering.... Unbelievable!!!

Please beware of BHS!!!
Whatever good things written about BHS is by their own people.
Better spend some time to visit and talk to the Owners who are facing all the problems being faced by Residents due to BSCPL's idiotic planning and engineering, as there is no engineering at all, Coward Builder & CHOR. In paricular FM is useless and handled by a hopeless idiots due to which we suffered lot in spite of heavy maintenance charges paid by Residents. Now the Owners went to Court.

Warning that whatever good things written about BHS is by their own people.

seen the comments and problems on the apartment. as a consultant and contractor, this problem is there in almost 90 percent of the projects. before buying the properties, we believe we are too smart just by going through some websites and brochures. any villager can know whether there will be water stagnation or not..what is the history of topography and other related site issues..and we want an exclusive community away from the mass class of people..but we dont realize how painful to get the civic facilities which we are almost getting free of cost..if we get the house in other common residential area...it is our foolishness ..so we pay..whether it is hard earned money of buiders cheating...it is our foolishness to see the land topography and lack of civic sense..and lust for exclusivity...

Basically All the Real estate people are cheater. But Bollineni hillside is one of the Big cheater in Real Estate . Sales / Account people will talk very nicely when you book a flat & go for enquiry. You will be irritated by those people once booking is done . They won’t respond. They will keep on saying the Lies.

Even today (October, 2017) the promised club house is not ready (after 6 years of occupying the units).
There is no RO water
The water treatment plant is substandard.
The rain water flooding is not well designed.

You saved my hard earned money. I was about to invest in their project but after reading all the comments in this page, I decided not to do so.

Most of the big builders are cheating us these days. I am now worried about the quality of materials they would have used. Better not to invest and rather live in a rented apartment.

I think bollineni Hillside II will come out as a decent project as promised by the builder. We have only seen negative comment in this review ... seems like nobody is happy living in the society of Hillside. But to my surprise everybody is still continuing as we dont see much of resale...

I suggest lets not post only negatives and depreciate our own property value... We can raise our concern with the builder and there are ways to tackle to gain win win situation.
